Within that portfolio the North Shore recorded 1.7 per cent annual growth while Rodney posted 1.5 per cent growth. These modest gains contrast with the overall median decline and highlight variation by location and property type.
Leasing times and property performance
Current data shows properties now take 22 to 24 days to rent on average, compared with under a week during the 2022-2023 peak. Standalone homes on their own section continue to lease faster than attached townhouses or new multi-unit developments, particularly in areas with high volumes of new supply. Well-priced, quality homes still secure tenants within a few weeks even as the broader market cools.
Landlords are adjusting pricing and management strategies in response to the increased listings. Tenants can expect more time to compare options and negotiate terms on properties that match their requirements. The trend favours those seeking standalone houses over newer attached units in supply-heavy locations.
